Buying

We love to work with buyers as there is nothing more special than seeing your client’s eyes light up when they find the right home.  The buying process starts well before that moment and the work is not close to being done at that stage.  The beginning starts with that first meeting when our agent spends a lot more time listening to your wants and needs than doing the talking.  This valuable first meeting helps our agents know how to set up a search and make suggestions on homes to view.  We’ll be with you at each home viewing, the initial offer and every step of the negotiation process.   We will fully explain each aspect of the offer and provide advice when requested.  Getting a home under contract is a big deal but our work is definitely not over.  We help coordinate home inspections and negotiate any repair requests.  We communicate with attorneys, appraisers, lenders and our clients to make sure all preparation pre-closing is complete and on time.  Lastly, we always attend closing with you.  With a Keystone Realty agent, you will have the comfort of knowing you have someone to take this exciting and fun journey with you.

 

Selling

Assisting clients in selling their home is the biggest part of our business.  As with helping our buyers, we are there throughout the entire process.  We create detail market analysis to suggest the best possible list price to achieve the highest sales price for our clients while balancing a reasonable time of sale.  Marketing your home is a passion for us and we use every means possible.  The internet, superior photography, print materials, signage, word of mouth with other agents and direct e-mail are just some of the tools in our arsenal.  We work diligently to negotiate the best possible terms on the sale of your house.    Our agents have a strong network of contractors, thanks to our relationship with Keystone Communities, to help with preparing your home for sale or dealing with repair requests.  We pride ourselves in working diligently with our counterparts on the buying side to make it a smooth process from contract to close.  Our goal is simple when listing your home.  Get our clients the very best price while making the process smooth.

 

Commercial & Land

Not every agent can, or should, list commercial properties or raw land.  This takes special training that not every realtor has.  Commercial properties, especially income producing investment properties, typically require an agent with some background in financials.  Industrial users have specific needs such as higher ceilings, dock high doors, increased power demands and turning radius for large trucks.  Office users may need special wiring for medical, specific meeting space needs or high-speed internet.  Retail customers have specific visibility and location needs based on a certain demographic profile.

Land is even more challenging as each piece is unique in location, topography and shape.  A thorough knowledge of land and the ability to evaluate its highest and best use is essential for an agent to properly represent it.  An ability to walk the property with a potential buyer and point out its strong suits is integral to its sale.  We recognize that just because your land abuts a state highway does not necessarily make it commercial.  It is about the demographics, county land use plans and more that determine the proper use of land.
